Tento trend je z\u0159ejm\u00fd ve v\u0161ech segmentech trhu nemovitost\u00ed \u2013 po\u010d\u00ednaje reziden\u010dn\u00edmi nemovitostmi, d\u00e1le komer\u010dn\u00edmi a v neposledn\u00ed \u0159ad\u011b pozemky. Zaj\u00edmav\u00fdm trendem je, \u017ee \u010de\u0161t\u00ed investo\u0159i si \u010d\u00edm d\u00e1l t\u00edm v\u00edce po\u0159izuj\u00ed nemovitosti v zahrani\u010d\u00ed. V\u00edce prozradili odborn\u00edci z\u00a0\u010desk\u00e9 realitn\u00ed crowfundingov\u00e9 platformy BrikkApp.<\/strong><\/strong><\/p><br>\n\n\n\n<p>Jak\u00fdm zp\u016fsobem ovliv\u0148uje aktu\u00e1ln\u00ed d\u011bn\u00ed ve sv\u011bt\u011b investi\u010dn\u00ed trh s nemovitostmi? Prvotn\u00ed reakce z trhu byl obrovsk\u00fd \u0161ok, kdy ka\u017ed\u00fd zva\u017eoval, jak pokra\u010dovat v p\u0159ipravovan\u00fdch projektech. Ve v\u00fdhledu m\u016f\u017ee nastat tak\u00e9 nedostatek energi\u00ed v nadch\u00e1zej\u00edc\u00ed zim\u011b. Vid\u00edm p\u0159\u00ed\u010dinu v kombinaci dlouhodob\u011b n\u00edzk\u00fdch \u00farok\u016f a masivn\u00edm uvoln\u011bn\u00ed m\u011bnov\u00e9 politiky a fisk\u00e1ln\u00ed politiky. Obrovsk\u00e9 mno\u017estv\u00ed levn\u00fdch pen\u011bz se p\u0159elilo do cen aktiv a zp\u016fsobuje nedostupnost vlastn\u00edho bydlen\u00ed. V opa\u010dn\u00e9m sm\u011bru p\u016fsob\u00ed rostouc\u00ed \u00faroky, kter\u00e9 zp\u016fsobuj\u00ed nedostupnost financov\u00e1n\u00ed. V\u0161e b\u011b\u017e\u00ed online a je pouze na investorovi, zda zvol\u00ed projekt v\u00a0\u010cesku nebo zahrani\u010d\u00ed. Investov\u00e1n\u00ed prob\u00edh\u00e1 ji\u017e od mal\u00fdch \u010d\u00e1stek 100 EUR pro EUR projekty a 1 000 CZK pro CZK projekty.\u00a0<\/p>\n<\/blockquote>\n\n\n\n<p>Jak\u00e9 jsou v\u00fdhody a rizika kolektivn\u00edho investov\u00e1n\u00ed? Do jak\u00fdch druh\u016f nemovitost\u00ed lze takto investovat?\u00a0V r\u00e1mci realitn\u00edho crowdfundingu se investuje do dvou z\u00e1kladn\u00edch typ\u016f investi\u010dn\u00edch p\u0159\u00edle\u017eitost\u00ed: ekvita a dluh. V p\u0159\u00edpad\u011b ekvity se investor st\u00e1v\u00e1 kapit\u00e1lov\u00fdm investorem (akcion\u00e1\u0159em) ve spole\u010dnosti, kter\u00e1 vlastn\u00ed p\u0159\u00edslu\u0161nou nemovitost. V p\u0159\u00edpad\u011b dluhov\u00fdch investic, investor p\u016fj\u010duje pen\u00edze projektov\u00e9 spole\u010dnosti, kter\u00e1 m\u00e1 na starosti p\u0159\u00edslu\u0161n\u00fd projekt. Technicky tak investor \u201eparticipuje na v\u00fdnosu z realitn\u00edho projektu&#8221;.\u00a0\u201eNa z\u00e1klad\u011b investi\u010dn\u00edch p\u0159\u00edle\u017eitost\u00ed, kter\u00e9 jsme analyzovali (v\u00edce ne\u017e 10 000 projekt\u016f) je zhruba 85 % p\u0159\u00edle\u017eitost\u00ed dluhov\u00fdch a zbytek kapit\u00e1lov\u00fdch. Na BrikkApp aktu\u00e1ln\u011b nab\u00edz\u00edme pouze dluhov\u00e9 investov\u00e1n\u00ed,\u201c\u00a0vysv\u011btluje Ve\u010derka.<\/p><br>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Crowfunding do nemovitost\u00ed doma a ve sv\u011bt\u011b<u><\/u><u><\/u><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/cs.wikipedia.org\/wiki\/Crowdfunding\" target=\"_blank\" rel=\"noreferrer noopener\">Crowdfunding<\/a> v oblasti nemovitost\u00ed je rychle se rozv\u00edjej\u00edc\u00ed odv\u011btv\u00ed s velmi rychl\u00fdm r\u016fstem. V \u010cesk\u00e9 republice je to st\u00e1le mal\u00e9 a relativn\u011b nezn\u00e1m\u00e9 odv\u011btv\u00ed, alespo\u0148 ve srovn\u00e1n\u00ed s velk\u00fdmi zem\u011bmi euroz\u00f3ny (Velk\u00e1 Brit\u00e1nie, Francie, N\u011bmecko atd.) a Spojen\u00fdmi st\u00e1ty. Ve srovn\u00e1n\u00ed s mnoha v\u00fdchodoevropsk\u00fdmi zem\u011bmi v\u0161ak \u010cesk\u00e1 republika roste rychl\u00fdm tempem.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\">Realitn\u00ed crowdfundingov\u00e9 investice v r\u00e1mci \u010cesk\u00e9 republiky nab\u00edz\u00ed ji\u017e zhruba 8 r\u016fzn\u00fdch spole\u010dnost\u00ed. Pro srovn\u00e1n\u00ed, ve Spojen\u00e9m kr\u00e1lovstv\u00ed existuje p\u0159ibli\u017en\u011b 30 platforem.
